When I first saw it.

The owners were having a G-sale when I first discovered it.   I knew the house was for sale 5 years ago and wanted it then but at that time, we could not afford it.  I noticed that the house was for sale again and got excited.  5 years ago a realtor had it.  Anyway, I asked the price.  They said 125k.  I said really, it was on the market only 5 years ago for 60 or 70k.   They said they had done some things, I asked if I could look around.  I just did a quick look around.  I loved the layout, the lot, the out buildings.  I did notice then the house was a little messy but I dismissed it because it was a spur of the moment thing, I did not notice the smell.  DH did though.  Anyway, we both said we were not crazy about the price.  The owner said to think it over and make them an offer and they would like to consider doing a real estate trade.  Well, the next thing I know a real estate lady came buy and said she would like to help out with the trade and to call her when I am ready.  She would like to go thorugh my house to see what she thinks it is worth.  I told her okay but I still think the price of that house is way way too high.  I told her also that  that Dh and I would like to go through that house once more and get a closer look at it and asked if they had came down.  She said they did but she did not know how much.  Well, i found out today when we looked at it was the coming down price was the 125k.  They were asking 130k but decided to come down so the potential buyers could buy new carpet or whatever.  DH and I both took it that that was the final answer on coming down.  She told me not to dismiss it becuase of the mess, smell that if I like the house, I could get a good price with the trade and I could still have the house at a reasonable price.  I just have a feeling that they are going to want something like 70k plus my house.  I just feel like it is not going to work out.  I don't really like it that much anymore even if they gave it to me especially staying in there for 45 minutes, I can still smell it. 

I know the smell can be fixed but the bed rooms are too small and of course the architecture.  I thought when I was looking at that bright pink bedroom, I heard a ghost in there telling me "you need to look around more, you can do better than this." I think it was really my guardion angel.   LOL.  

I just don't know how to tell the lady the deal is off.  She was supposed to come here to tour my house next Wednesday.
