these days.  Those who work are expected to work harder.  Those who don't work keep getting more.  It just doesn't make sense. 


Without going into too much detail, do you or your husband have a 401K you could borrow against?  I would recommend cashing out your 401K because of the low market right now, but maybe you could borrow against it. 


The banks are really cracking down on their lending parameters now.  The only reason the lowlifes are able to refinance is because the gov't set up some act to bail them out.  I can't remember the details, but I do know that it is for people who never should have gotten the loan to begin with.  Makes sense, right? NOT. 


Back to your situation, are you a member of a credit union?  Sometimes credit unions are more apt to help their members than the local banks.  Lastly, is there a relative who could lend you the money? 


Hang in there -- hopefully this economy will turn around.
