Sometimes a stove is free or really cheap. Look to see if anyone has one listed under appliances. Next, get a CAT! I have one who loves to mouse. He started when he was just a couple months old. He would rather catch mice than anything else in the world. I have never had a mice problem and I live in the country. Now the only thing is they're very proud of themselves when they do catch one and like to share it with those they love!
I did a lot of research! Basically, I scoured the public notices in the local paper. SM
You know, the ads that say a certain property will be auctioned off on the courthouse steps on a certain day at a certain time. Well, I learned quickly that just because you've read the public notice does not mean the property will actually get sold when advertised. Like the person said below, a lot of times the owners rehab and pay back payments right at the last second. The trustee selling the property is usually an attorney hired by the bank or mortgage company that hold the loan on the property. You can call the attorneys and find out if a propert is still being auctioned off which I did a number of times. Once you find out who holds the mortgage, you can contact the bank or mortgage company directly and make an offer.
For my particular house, it was a waiting game. They actually listed it with a real estate agent and wanted $80,000 when they first listed it. I called the real estate agent they listed with after it had been on the market for about three months. They were asking $60,000 at the time I looked at it. I thought they were crazy cause it was a 2 bedroom that needed a lot of work. Just so happened that at the time I walked through it I was stilling bickering with the insurance company over my settlement, so I wasn't quite ready. Then, three months later I'm at the grocery store (I live in a small town and it is wonderful!) and someone was telling the cashier about a little blue house that had been for sale for a long time and nobody was interested in it because the basement was a cinder block basement which scared people off. Anyway, long story short, the person said they were now asking $45,000 for the house. I had just settled with the insurance company and thought nows my chance to get a great deal!
I called the mortgage company and offered them $36,000. I low-balled because I was prepared to negotiate. They countered with the full asking price. So I countered with a $40,000 cash offer. I said they would be crazy not to take it because I was a cash buyer, didn't have to wait for financing, and didn't require a mechanical inspection. My brother-in-law waterproofs and pours basements for a living. I had him look at the basement and told me that it was a dry basement and he would get a bobcat from work and dig out the dirt around the foundation of the house and waterproof it from the outside and that should make it solid. I have cousings who are trim carpenters and roofers, although the roof was in good shape, no leaks. So I felt safe not having a mechanical inspection especially because I have all this help should something go bad.
The mortgage company decided to sweat me out and didn't give me an answer for two weeks. What they didn't realize is I wasn't sweating because I thought they'd be crazy to pass me up. My waiting paid off. They called the Monday after the 4th of July holiday and said it's yours if you still want and I said "I do."
I bought the house As-Is. Also this was a foreclosed property which means the owners that were foreclosed on cannot rehab the loan and take back the property. It's mine once we close.
So that's how I did it and I can't believe I did do it because I actually felt like I didn't know anything when I started. I just prayed a lot and feel like I had some divine intervention for sure!

I get mine from a local butcher.
The butcher uses meat raised locally, and the quality is very good. I've found that the specialty butcher has prices that are lower than places like Heavenly Ham. Check in your Yellow Pages under "butcher" and make some calls. You might find a great product at a good price, and you can support your local economy.

I dated many "quality men" via that route in the 90s (many engineers, financial men, oil men, etc.). Only 2 bad ones out of "tntc." One was a legend in his own mind and got kicked out. The other took me to a very nice restaurant, had $/excellent job, decent guy otherwise, but didn't open the door coming or going into the restaurant. That did it for me!
I don't know about it now, as I married from there. But it cost around $3K to join. But they really screened their members carefully, and whenever they caught a married man joining, or someone behaving inappropriately, they were out. Anyway, I was really pleased. But chemistry is just that. Y'all know that game. It either works or it doesn't.

I had mine at 26 and 28. Worked great for me.
I also had a foster son in the mix for a while when the kids were teenagers.
I'm glad that I'm done with the "mommy" duties required for really young children. I can pretty much go where I want when I please now, and I've got the money and health and stamina to do that. Lots of people do really exciting things when they are younger and put off having children. My husband and I decided to save the excitement for after the kids. Works great for us.

Whoever was being so nasty--what does it hurt to know what is going on? I, personally, research everything I can about everything medically happening to me and recently found out that I am among the many pregnant women with kidney stones--I never knew it was a common thing. That, in itself made me feel a little better, although I am not sure why. I think that the book is excellent and it is nice of you to try to obtain it for you DIL. I just wish you had posted this 1.5 weeks ago.

I have gotten used to strong coffee and love mine. The only thing I did not like was that it does not keep it warm and so now after pressing it, I pour it into the stainless steel carafe that came with my old coffee maker to keep it warm. I also grind my own beans, could never go back to Folgers again.

I pay $60 just for the haircut. To blow it out is another $35, and if a flat iron has to be used, then it is another $35!! To cut and color my hair is $150 - without the blowdry!

What is another role 2 sisters could play in a wedding besides bridesmaid? I was thinking about having them both stand at the guest register. It is a small, simple wedding and there are not a lot of "parts" for them to have. Only having one matron of honor. She is the groom's sister and introduced us. I think my sisters will be a little miffed for not also being bridesmaids but I only one since I'm keeping it small (as well as other reasons). Also, what is something else a 4-year-old boy could do other than being the ring bearer? Thanks so much for the tips. You guys are the best. Thanks for letting me pick your brains.

I found my entire family tree including
dates of birth and marriages, complete spouses names, etc., for me and my 3 siblings on someone's web site. Kind of scary that my DOB and full birth name, married name, spouse's name and our marriage date was on the 'net! (plus my parents, cousins, aunts, uncles, grandparents, on and on). This site branched out into 6 different families and was traceable to the 1400s! So much for trying to hide from the stalker it took me 6 years to get away from!
