Best mortgage company for not so perfect credit?

I am looking to buy a house that is $185,000.  From the sale of my current home, I will make $165,000 and will use all of that as a down payment.  Obviously, I am 20k short.  I don't have the best credit (low FICO score) so I am looking for a mortgage company that will loan me what I am short with bad credit.  Anyone know of any?

Lawsuit! How to find a company's bank?
Ok, this is it and hope you can help me. I purchased a dinette suit 04/01/2006. The company said 4-6 weeks before delivery. Paid $640.93. I never got my furniture. I called, got very few calls back from them and finally decided last July after asking for my money back to file a lawsuit. The company did not answer the first filing in 45 days and then had to put in for a default. Just went to court today finally and got a default. By the way, the company did not appear in court!! Now I can go for a garnishment of the company with this documentation but do not have a clue as to where I would find out which bank this company does business with. If anyone able to give me any insight on this, I would appreciate it. Thanks.
Talk to a local bank or credit union.
That is a HUGE downpayment and that will more than likely offset any bad juju as far as credit rating.  You may be pleasantly surprised...we were and we also had crappy credit but because of the large downpayment, that worked in our favor and were able to get an incredible rate with a local bank.  Above anything else, avoid those pieces of crap you see advertised on TV and on the computer.  Nothing but predators that should be smacked upside their heads with a 2x4.

There are several options here for you, the way I see it. 


The cheapest way is you could get an old style answering machine and screen your calls. Annoying, but effective.  If you don't want to go that route, talk to your carrier about their custom calling options.  There should be a service called "call screen" that allows you to block selected numbers and routs them to a message that says you will not take the call.  A caller ID box will also let you know who is calling and that's something else you have to make arrangements for your local carrier with, as there is a fee with that.


Good luck.  From what you have said about your dad, I get the feeling that if he doesn't get you on the phone he'll show up at your door, so you probably should be prepared for that from him.

our 7-year-old has been on this medication for 1-1/2 years and it has been our miracle drug with her. The mood swings are tons better and if she skips a dose we can definitely tell the difference. My thought is to get more house with a 40-year mortgage but it's not necessarily the house I will stay in the rest of my life. I would probably downsize in about 6 or 7 years. Just wondering if banks readily give this or not . . .

We have a good one, but it is funny when there is an error on their part they call your employer...  When they want to loan you some more money, they call your house! 
I had no problem getting a mortgage
with iffy credit, but your broker may not have any control over the documentation needed - especially since the subprime mortgage industry is tanking due to bad loans (everyone is being more careful as a result). STILL, if you have been doing the same type of work for a while, which you have, they should look at the bigger picture - and I would ask them to because you would "hate to have to take your business elsewhere" wink wink.

Remember your clients can lose their clients *any*time - with or without a contract, so I doubt they are going to be willing to give you a letter which meets the requested requirements. If you have excellent credit there are tons of companies out there who probably would not ask for this type of documentation - although terms could be affected a bit. Good luck. P.S. mortgage question
Has anyone ever obtained a 40-year mortgage?  Are they hard to get?  I'm house hunting and just trying to look at all my options.  TIA.
Do you know about reverse mortgage?
Maybe not, you might be young but will explain for others who do not know. If you own your house outright and should your spouse die, you get sick, whatever you can continue to live in your house, and you possibly would get money also to live there until you die. Called reverse mortgage. More should know about it. A company takes over and then you will the house to them upon your demise. So that thing about selling the house, nah on this end. As far as short term social security, may be for younger people or not be all and from what I am hearing by the time social security is due to give out, probably would not be around then anyway so don’t worry about the short term thing there, money from previous hospital is until my demise, again no worry there, money in bank building interest only, don’t take from there, no problem there either. The only thing I consider myself rich in is happiness and love. Next.
Mortgage rates
Is anyone refinancing with the mortgage rates so low? I doubt we'll ever see them this low again.....thoughts?

They will sometimes try to work with you regarding payments, etc. They don't like to foreclose. It usually takes anywhere from 6 months to a year to foreclose on a house and they usually take a hefty loss. We bought the house next door to us just a few months ago on a foreclosure and it took forever.

Dont know 'bout the rest of y'all, but I live in a very tiny apartment. My car is 13 years old, and is going to have to last me forever. It guzzles gas, but it's paid for. I never eat out, I eat 2 meals a day instead of 3, and I buy my clothes at the Goodwill. A vacation? Fuggetaboutit! A 'vacation' is when I occasionally allow myself the luxury of watching the evening news on TV.

As I said before in another post, I miss everyone so much...


So, I have absolutely NOTHING to talk about.  Love my new job, love that spring is on the way, and I love that my belly is absolutely filled up with pancakes my husband kindly made for me just now...even though it's lunchtime and not breakfast.  I'm one of those freaks that could eat breakfast-type foods at every meal. 


...and that reminds me that it's almost that time of year to order some baby chicks for next month.  Laying hens, not for meat or anything, just eggs and entertainment.  I can't wait for warm weather--it's been a long HARSH winter this year.  In fact, I think we're due for another ice storm at the end of the week. 


I hope everyone who stops by to read my note about nothing finds themselves and their families in good health.  Miss you all, even the ones that can't stand seeing that "Hayseed" name up there. 


Mortgage recommendations for not so good credit...

a family member needs to get a mortgage for a home they are currently "buying" from a friend on contract.  I say "buying" in a very loose term, because I am not sure that they even have a written agreement, sometimes it sounds like they are just "renting".  Anyway, credit is a problem for them.. bankruptcy 7+ years ago, collection accounts they are currently paying on, etc. and probably some current finance company bills and "of course" the "new-used SUV" they got about 8 months ago.  You all know what I'm saying here, this is not a "one time credit problem".... Supposedly, they tried one mortgage company but, according to the wife, after about 3 months they got mortgage approval but PMI insurer turned them down.  They actually have a good deal on the home, appraised at approx 90,000 and they are buying it for approx $78,000, so there is some equity.  Of course, they have actually no $$$ to really put down.  The situation is that they have been living there a few years and the seller "a friend of theirs" needs the cash by October, so that he can purchase a property he is currently buying on contract from his sister, who needs the money now, etc. and on and on it goes.  Anyway, if they cannot come up with a mortgage, they are out, have to move and of course, they will be trying to hit us up for cash or, heaven forbid, a place to live!!!   I need any suggestions anyone has or any names of mortgage companies that deal with this particular situation. The wife called us and asked us to co-sign, but that's out of the question.  Appreciate any advice

need to come up with some cheap ideas too!! I have several baskets that i have collected over the years and plan on going to the Dollar Tree and getting "girlie" stuff and filling them up for around $5-10 each, depending on size. My family knows this year is going to be hard on us, so that helps!
Make sure you have copies of all important papers, addresses for mortgage, insurance, etc.

I pay most through my bank
Most banks offer a bill payment option.  I get to pick and choose when and what and how much.  I love this option as I generally seem to forget to buy stamps!  Out of all my household bills, only one is not paid online and it is simply dropped off.
Does anyone not use a bank?
I'm getting so sick of fees and am tired of trying to second guess my bank.  Does anyone not use one or not have a checking account?

I would recommend trying to find a credit union. They are more user friendly. I have been using one for over 15 years now and never looked back. There are Very few, if any fees and good service. Hope this helps.

I have used a credit union for 31 years.  If you can find a credit union in your area, it is the best way to go if you think you have to have a bank. I only have a savings account at a credit union so I can cash my check for free, but I still have to deposit some of it or they will charge me.  Otherwise, Wal-Mart will cash your check for a fee and you can buy money orders for like 35 cents a piece at Wal-Mart.  that works for me cuz I only have 6 bills, mortgage, gas, lights, water, car insurance, phone to pay.  Or listen to financial guru's like Dave Ramsey and see what they have to say about it.  Also there is checkfinder.com.  They have some rules but may be the best way if you feel like you have to have a bank/checking account.
If it is like my bank they will cover you up to $500 -sm
and you have 3 days to payback the bank, which you already did. You did not have anything bounce, so no one will have notices saying not to accept your checks. The bank will be charging you though for their service of covering for you, so you may need to put in another $100 or so to cover that before Friday, check with the bank. You can probably manage your account on-line, check into it, great way to make sure you don't over draw yourself. I try to keep $1000 in the savings account for such emergencies, also with my bank they will automatically transfer the money in from savings to checking if I do overdraft for no charge since I have the money there.

I know in the past that a bank had to cash a check drawn on their bank; they may charge you $5 to do this if you do not have an account there (I have had that happen recently. Did that years ago when an ex-boyfriend owed me money, took me 2 months to beat $150 out of him; day I got the check from him I took it to his bank and cashed it to be on the safe side.) I have no idea what they do if the funds are not there, but was under the impression they had to cash it no matter what. But if you deposit it, and it bounces you will not see a dime of it and the bank will charge you a couple bucks for their inconvenience. The store will get slammed with a bounced check charge though. The bank should mail the check back to you if it does bounce though so you can re-deposit it at a later date hopefully when the funds are there; at least that is what mine would do when a former employers checks to me would bounce from time to time (and I would be charged $3 for it bouncing which stunk). If you deposited before 2 (sounds like you did not though) you will have the money tomorrow, if it was after 2 then it wil be there on Friday; check in the morning of whichever day is applicable and you will have your answer. I really do not resemble a bank so therefore
do not loan, give money away. The best way you can lose a friend or family members is when money gets involved. I, in your instance, would put distance between me and the other person, sounds like just using a good thing.

Anyone who has banking with Bank of America
you might want to know that the CEO of this bank has decided to let illegals have accounts here in the United States. No matter they are here illegally. I am in the process of changing banks.
Used to work in a bank, under some circumstances...
they will waive the fees, as another poster said, call them and explain the situation. I would do this occasionally after looking over the person' s account and taking a few things into consideration. Overdraft protection, as stated before, is a great idea too. I keep a $400 to $500 cushion in my account; as far as I am concerned, when I only have that much in there I consider it $0. BTW, how can you not know when DH gets paid? Is he on commission or something? Good luck, call the bank, they should be able to help you.

of your paychecks you can get a direct deposit advance on your check and that does get posted to your account immediately. Has saved my butt more than once! LOL

and make an offer. How low they will go depends on how long they have been trying to sell, what they have invested in it. IF the previous owners owed a lot on it, the bank will probably still want fair market value. Years ago I thought about buy the house next door to my parents (about 3500 sq ft with a huge 2 car garage and an old pool that either needed to be filled in or total destroyed and redone), I went through it with the relator. The house was about 30 years old then, the previous owners and their 6 kids had basically destroyed it, burned/scratched up hardwood floors, broken doors, windows, etc. the kitchen was original from 1964 as were the bathrooms, etc. It needed lots of work, a new roof, you name it, it needed it. The bank would not take less than $200K-- I was not willing to spend that kind of money on a house that needed at least $100K worth of work on it. They eventually got some sucker to pay it though; and boy did they spend some cash on it. Looks great now and work about $400K at least, but they probably spent that much to fix it and buy it. --- one note of caution when you buy a forecloser though, I believe previous owner has a year to reclaim the property-- if they show up with back payments in hand, etc. they can take the house back from you, improvements and all and you do not get a penny back. So be subtle in your home improvements or wait a year to do anything major.
My bank has free on-line pay so I pay all
of them except 1 that I have to send in the paper account info on. I also like on-line paying because I can set up my payments in advance for the due date when the bills come in and don't forget to send something in.

Wachovia has a "way to save" account. Every time your use your debit card, they take $1 out of your checking account and put it in a savings account. We have been doing that for about a year now and have built up about $1500. It's nice because it's automatic and you don't even have to think about it.

Just because a person has bad credit, does not mean he's dishonest. He did not bounce checks. He did not live beyond his means. He got caught in a layoff. It's a huge stretch from being jobless to embezzlement for crying out loud. There are many jobs at a bank that do not have anything to do with money.

The way things are going with this economy, some of you might be in this situation. I'll be sure to thumb my nose at you when you start wondering what happened.

Counselors are trained to "listen" and direct you to talk (not them). I have transcribed many, many mental health reports. They do dig deep and keep it going for a very long time, very long, usually (perhaps not for you). But if you both don't tell the truth, you are wasting your money, so why not just get it all out on the table and get it over with and get on with your lives? Don't pussy foot around, get it all out and deal with it. Gosh, life is too short to put on a show, it's not a dress rehearsal, it's life. Go forward, forgive, forget and forge ahead. Don't need a degree for that!! But a little help can't hurt. Might help.

There would be only two reasons for me to run away from my home.  One reason would be voluntarily, as in winning the lottery--hence the bank.  The other would also be voluntary but there would be retribution involved--hence the Military Surplus store.

Heard several weeks ago about bank scam
My husband received email the other day from Bank of America asking him to update his files, which of course includes social and the like. We had heard and funny because he does not even have an account there. I also received a call from a person who said she represented BOA wanting to know how I was enjoying my acct. Told them working, no time to talk.

To me, it makes perfect sense to not hire someone based on poor credit when that person would be working in an environment such as a bank, handling funds, etc. I see less reason to do so in other jobs, but in a bank, sure, it seems only logical to me. Sorry.
